Emergency plumber in Sammamish and the Eastside, on the way within the hour
Water is coming out of somewhere it should not, at a rate you cannot ignore. Shut the main if you can find it, then call. Kokanee dispatches from Bellevue 24 hours a day, and Sammamish and the Eastside is inside our one-hour radius.
What we handle
- Burst and frozen pipes
- Water heater leaking or flooding
- Sewage backup in tubs, showers, or floor drains
- Main shut-off valve failure
- Slab leaks and hot-spot floors
- Ceiling leaks from upstairs bathrooms
- No water or no hot water
- Gas line shut-off for water heaters (with PSE coordination)
First: stop the water
The main shut-off is usually in the garage where the line enters, in a crawlspace hatch, or at the meter box by the curb (a long-handled meter key or a big crescent wrench turns it). Turn it clockwise until it stops. Open the lowest faucet in the house to drain pressure. If it is the water heater, close the cold inlet on top of the tank.
Then: what we do on arrival
Locate and isolate the failure, make a permanent repair where possible or a code-legal temporary one where the wall needs to open, and get water back on. If there is drywall or flooring damage, our sister company Puget Sound Property Services handles water damage restoration — one call, not three.
What it costs
A flat after-hours dispatch fee on top of standard repair pricing, quoted before we roll. We do not charge emergency hourly multipliers.
Questions we get
How fast can you get to Sammamish and the Eastside?
Dispatch runs from Bellevue on I-405 and I-90. Most Sammamish and the Eastside calls see a licensed plumber in 30–60 minutes, 24/7 including holidays.
Is this really an emergency?
If water is running and you cannot stop it, yes. If it is a drip you can catch in a bowl, book a same-day service call instead and save the after-hours fee.
